How I Got Started Investing in Real Estate

It all started back in 2002, when I was on summer break from Clemson University . . .

I was living in Charleston with a couple buddies of mine. I worked as little as possible and was only concerned with having enough money to physically survive. In all of my spare time, you could find me at the Windjammer playing beach volleyball. I literally played every day for at least 4 or 5 hours. It was awesome!

Then one day, met a guy who was in his late twenties and owned 6 rental properties. He said that he made around $200/mo from each of his properties, that the tenants were paying down his mortgages, and that the properties had appreciated well since he purchased them.

I was thinking . . . “That’s what I’m talking about!”

Shortly thereafter, my buddies and I decided that the first logical step was to go to Barnes and Noble to buy some real estate investing books . . . the first step was to get educated.

I still remember how I felt after reading those first couple books. It was like a light was shining down from heaven saying, “This is it! This is what you’ve been looking for!”

How about some real estate investing tips from a seasoned expert investor???

I was at a property the other day with Wil Christenson, a local creative real estate investor in the Charleston SC area, and happended to have the video camera with me. We decided to shoot a quick video highlighting Wil’s top tips in various areas of real estate investing. One of our students, Nathan Delpino has joined us today to share his story with you. And what a story it is . . .

After being mentored by us, Nathan was able to quit his day job and go full time as a real estate investor. You see, after he made more money on one of his first deals than he had made the previous year in his sales job, it just didn’t make much sense to go back to work.

Since beginning his real estate investing career, Nathan has quit his job, given himself complete time freedom, married a beautiful woman, moved into his dream house, and now has a baby on the way. Basically, he’s living the dream. All because he made the wise decision to dream big and invest in his education. He’s the type of person that prefers to take the easy path . . . that is . . . learn from someone who has done a ton of deals, made all the mistakes, and experienced about every kind of situation that real estate investing can bring at you.

Like many of us, Nathan started with little to no cash or credit. He was forced into learning creative strategies to put together deals like using private money lenders to fund his deals.
