<p style="text-align: left;">Soooo, any individual that you know and every individual that you meet from now to eternity are potential private money lenders. Rather than investing traditionally, they invest through your private lending program.</p>

<p>I had a question about initial introduction of the investment opportunity to the prospect.  Do you prefer email or phone call?  I&#8217;ve started to contact prospects and have received little response via email.  (please note each email is sent individually to tailor toward each person, establish rapport, and reference our last pt of contact).  These are not cold contacts, but individuals I already know.</p>

<p>&#8220;How do I get around a lack of credibility when talking to sellers if I&#8217;ve never purchased an investment property? What do I say when someone asks me about my experience . . . or lack thereof? How should I go about getting private money to finance my deals without a proven track record? HELP!!!!&#8221;</p>
<p>Ok . . . calm down . . . every real estate investor has gotten past these seeming roadblocks to success. Keyword in the last sentence &#8220;seeming.&#8221; The lack of experience and credibility factor is much more of a mental obstacle than anything. But let&#8217;s break down the common areas where your lack of experience and credibility may be questioned and give you a structure to over this objection.</p>
<p><span id="more-981"></span></p>
<p><strong>How to Get Around Lack of Experience and Credibility with . . . </strong></p>
<p><strong>Sellers</strong></p>
<p>When you get the question, &#8220;How long have you been doing this?&#8221; or something similar that questions your ability to purchase their property . . . say . . .</p>
<p>&#8220;Good question. I&#8217;m newer to real estate investing and have a mentor who has been in the business for many years. I&#8217;ve always been the type of person that values experience . . . I guess just like you . . . I&#8217;m not sure if we would be interested in your house or not though . . . not sure if it would qualify for our program. &#8221; Then, start asking them questions again.</p>
<p>You&#8217;ve accomplished a few things here. You&#8217;ve acknowledged that the seller asked you a &#8220;good&#8221; question (makes them feel important), you&#8217;ve leveraged someone else&#8217;s experience (you can use me as your mentor, I&#8217;ll be happy to answer any questions you have . . . <a title="Ask a Question" href="http://www.mustknowinvesting.com/ask-the-expert/" target="_self"><strong>send your questions here</strong></a>), you&#8217;ve said that you&#8217;re just like them, and you&#8217;ve put yourself in the reluctant role,  which is always where you want to be, by telling them their house may not qualify for purchase . . .</p>
<p>You could also change &#8220;I&#8217;m newer to real estate investing&#8221; to &#8220;The company that I work with is newer . . .&#8221; so that you take yourself out of the decision making role. This is a <strong><a title="Real Estate Investing Negotiating Strategy" href="http://www.mustknowinvesting.com/2009/01/27/whose-side-are-you-on-anyway-real-estate-negotiating-tactic/" target="_self">powerful negotiating strategy</a></strong>!</p>
<p>As soon as you answer their question, get back to what&#8217;s important . . . which is asking THEM questions. Here&#8217;s a <strong><a title="Questions to ask real estate seller leads" href="http://www.mustknowinvesting.com/2008/10/31/the-big-questions-every-real-estate-investor-should-be-asking-sellers/" target="_self">list of questions you should be asking sellers</a></strong>.</p>
<p><strong>Lenders</strong></p>
<p>Let&#8217;s talk about how to deal with this obstacle when working with private money lenders and hard money lenders.</p>
<p>First off, realize that when dealing with these potential lenders, it should always be about the deal . . . not you personally. Soooo, when your experience gets questioned, let them know that you&#8217;re a newer investor and have a mentor that&#8217;s been in the business for many years. Once you&#8217;ve educated them on your business model (hard money lenders already know all about it), present deals that match their comfort level.</p>
<p>Hard money lenders may ask you about your experience level, but they lend money because you&#8217;re buying property far below value . . . not because you&#8217;ve been in the business of buying houses for 10 years and have a 750 credit score. Just make sure to find out how their lending program works . . . what types of properties, price range, areas, what they require to consider a loan (appraisal, title report, inspection, loan to value, etc.). Make sure to provide them everything they ask for when presenting a deal.</p>
<p>With private money prospects, just focus on the fact that you&#8217;re buying property at a very low loan to value and that they&#8217;re lending based on it being a great deal.  Once you explain your busniess model, how they fit as an investor in the process, and have asked them<strong> <a title="Questions to Ask Private Money Prospects" href="http://www.mustknowinvesting.com/2009/02/02/5-questions-you-should-be-asking-your-private-money-prospects/" target="_self">questions about their needs and goals</a></strong> . . . present deals to them that match the information you elicit.</p>
<p>Also, the more you follow up with these prospects over time and present deals to them, the more credibility and rapport you will establish with them.</p>

<p>Yes, we need to get you past your own mental roadblocks as well. Remember, everyone starts at ground zero, and there are tons of real estate investors all across the country that have overcome the &#8220;lack of experience and credibility&#8221; obstacle to go on to build massive fortunes in real estate. Therefore, You Can Too!</p>
<p>There are both motivated sellers and willing lenders out there right now that need your help . . . regardless of where you are today.</p>
<p>Get out there, take action, and before you know it, you&#8217;ll have experience and credibility. But until then, leverage your mentor&#8217;s when you need it. I&#8217;m here for you . . . let me know how I can help.</p>

<p>This one is pretty simple . . . referrals. This is your best source once you get people in your program that have benefited from being a private lender.</p>

<p><strong>4th Type of Person Most Likely to Give You Private Money</strong></p>
<p>When I started combing through my list of private lenders that I&#8217;ve cultivated over the years, I started to see another pattern. Another type of individual that&#8217;s a good prospect for becoming a private lender.</p>
<p><span id="more-893"></span></p>
<p><strong>4) People that are self employed or own businesses</strong></p>
<p>. . . and you know what, it makes perfect sense!</p>
<p>Many of my private lenders are in commission based jobs where they get paid based on results or own businesses themselves.</p>
<p>These people are not afraid to take risks, don&#8217;t rely on other people to do everything for them (like making investment decisions), and are actively on the look out for that next opportunity.</p>
<p>And best of all, these are typically the kind of people that are at all the networking events around town. People that know that the harder they work, the bigger network they create, the more opportunities that they take advantage of . . . the faster they are going to achieve their dreams and be where they want to be.</p>
<p>And you, by providing great investment opportunities, can help them do just that!</p>
<p>Now it&#8217;s time to take action! Join a couple local clubs, assocations, groups and start networking your way to private money success!</p>

<p>More often than not, most people just want something for nothing. They want the easy way out. <p>The farmer doesn&#8217;t demand a crop from his field whenever he feels like it. He doesn&#8217;t plant his seeds in the fall. Neither does he plant his seeds in the spring and go on vacation for the rest of the year.</p>
<p>A farmer knows that to have a bountiful harvest, he must till the soil, plant seeds, and tend to his crop. He knows there is a specific order that must be followed and that even when he &#8220;does everything right,&#8221; he is still not guaranteed a harvest. He must work hard, work smart, be flexible, and learn from everything he experiences day by day.</p>
<p><strong>4 Step Process to Harvest All the Private Money You Need for Your Deals</strong></p>
<p><strong>Step 1 &#8211; Till the Soil</strong></p>
<p>There are two things that every person that you know and every person you come in contact with should know . . . you are a real estate investor and you have investment opportunities available.</p>
<p>But that&#8217;s it at this stage in the process. You&#8217;re not explaining the details of your investment program, how the investment is secured, what rate you are paying, how it&#8217;s all structured, etc.</p>
<p>Your job when &#8220;tilling the soil&#8221; is to simply pique interest with anyone and everyone. And you do this by using what we call the &#8220;Half Minute Private Money Hook&#8221; (aka elevator pitch).</p>
<p>Basically, you want to tell your prospect what you do so that a second grader could understand, target pain points (like losing money in the stock market or meager returns from CDs, bonds, mutual funds), give them your biggest benefit, and get a &#8220;yes&#8221;. <p>Do not disqualify anyone as a potential private money lender. That&#8217;s one of the most costly mistakes you can make when getting started. You don&#8217;t care if someone has the wherewithal to invest or if they&#8217;re currently interested in becoming a private lender.</p>

<p><strong>Step 2 &#8211; Plant Seeds</strong></p>
<p>When you have a formal sit down appointment with a private money prospect and they leave the appointment with a FULL understanding for exactly how your program works and where they fit in the process, you have successful planted a seed. Nice work!</p>
<p>You want to continuously set appointments for practice, you want them for feedback, and want one more person out in the world to know the ins and outs of your program. If someone you meet with never invests with you in a million years, that&#8217;s fine! Who knows who they&#8217;ll tell about your investment program. When the topic of real estate investing comes up, chances are, they&#8217;ll want to contribute to the conversation. That&#8217;s when the word about your investment opportunities starts to spread.</p>

You want to create a list of people that you&#8217;ve planted a seed with (meaning you&#8217;ve formally presented to them and they understand your investment program), so that every time you have a deal that needs funding, you can just go down the list calling every private lender prospect that could be a match.</p>
<p>And you follow up with these prospects until they &#8220;buy or die.&#8221; Until they tell you to get lost and quit calling them or until they write you a check to fund a deal. The more contacts that you have with each individual, the more you build trust, credibility, and your chances that they&#8217;ll become a private lender.</p>
<p>You&#8217;re nourishing your field by following up continually and setting yourself up for a copious harvest!</p>
<p><strong>Step 4 &#8211; Harvest the Crop</strong></p>
<p>You make the call saying, &#8220;Hey Bill, thought of you when another great investment opportunity came up and . . . not sure if it would be right for you but thought I would at least call and tell you about it . . . you see, we&#8217;ve got a great opportunity for the right person. It&#8217;s not going to last long though because I&#8217;m going to have a private lender committed to funding it by Friday. Is this something you might be interested in?&#8221;</p>
<p>And low and behold, the private lender prospect says, &#8220;YES.&#8221; You&#8217;ve successfully tilled the soil, planted the seed, and nourished your field until harvest.</p>
<p>Now, get back out there and start all over again . . . you&#8217;re on your way to having private lender beating down your door! Keep up the good work!</p>

<p>Well, if that&#8217;s the case, here&#8217;s a real world real estate investing case study of one of Wil Christenson&#8217;s latest and greatest deals. He specializes in creative deal structuring . . . buying property subject to and creating seller financing to pay sellers for their equity. Wil structured this deal so that the seller took back 100% of the financing so all he had to pay was his closing costs (some attorney fees, title search, deed stamps, etc) which amounted to a whopping $1,800 bucks! That&#8217;s it!</p>
