<p>If you answered &#8220;yes,&#8221; to any of the questions above, then private money may be THE solution for you.</p>
<h2>What is private money?</h2>
<p>Private money is cash from an individual that is lent to you, the real estate investor, rather than being invested traditionally through stocks, bonds, mutual funds. When you think about private money, think investment funds from an individual &#8230; any individual.</p>
<h2>Is private money the same as hard money?</h2>
<p>Far from it!</p>
<p>Hard money lenders finance deals for real estate investors as a business. They lend to investors based on the property, not necessarily based on the person. The hard money lender dictates the terms of the deal to you, the investor.</p>
<p>A typical hard money loan has high interest, points, and is short term. For instance, I purchased my second deal with a hard money loan. I was charged 15% interest, five points (or 5% of the loan balance), and had a term of six months to repay the loan in full.</p>
<p>Do you see why they call it &#8220;hard&#8221; money?</p>
<p>On the other hand, with private money, you dictate the terms of the loan to your private money lender. Based on the deal and your business model, you offer terms that suit your needs and provide a good return for your private lender. A typical private money loan could have 6% to 10% interest, no points, and a term that suits your exit strategy.<br />
<span id="more-2392"></span></p>
<h2>What type of properties can you buy with private money?</h2>
<p>The primary niche for my real estate investing business is single family homes. But, single family homes are not the only type of property you can buy with private money.</p>
<p>My buddy, Trevor Mauch, only buys apartment buildings. He has been investing for several years now part time and has accumulated a nice portfolio. Each property cash flows well, is managed by a professional property management company, and is in or near his local market.</p>
<p>And how do you think he finances every one of his purchases?</p>
<p>You guessed it &#8230; Private Money!</p>
<p>Any great real estate investing deal can be financed with private money. It doesn&#8217;t matter if it is a house, condo, townhouse, apartment building, skyscraper, or beach front home.</p>
<h2>Do you have to do lender luncheons to get private money?</h2>
<p>One of the popular methods taught to get private money is to host a lender luncheon. You would be required to rent a facility, advertise to fill the room, and you would present your private lending program in front of the audience. While I believe this to be a good strategy for some, hosting a lender luncheon is not a viable strategy for most.</p>
<p>Why you might ask?</p>
<p>The number one fear in our country is public speaking. And you know what is number two &#8230; death! Most people would rather die that speak in front of an audience. Even if it was easy to get private money by hosting a lender luncheon, the majority of people would not do it.</p>
<p>So the question still remains, &#8220;Are lender luncheons required to get private money?&#8221;</p>
<p>Luckily for you, the answer is &#8220;no.&#8221;</p>
<p>I actually found that it is easier to get private money by presenting your investment program to prospects one on one. Plus, you don&#8217;t have to spend money to rent a room at a restaurant or hotel, pay for marketing costs, deal with the anxiety of presenting in front of an audience, etc. etc.</p>
<h2>What types of people are the best private money prospects?</h2>
<p>The first type is people who know and trust you. This could be a family member, long time friend, neighbor, someone from church or school . . . really anyone that you have built a long term relationship with could be a good source for private money.</p>
<p>The second is people who know a good deal when they see one. Anyone who works in a field related to the real estate industry could fit in this category. Examples would be real estate agents, mortgage brokers, bankers, appraisers, home inspectors, attorneys, accountants.</p>
<p>And yet another type most likely to lend to you is the best source of all . . . people who know someone who has invested with you. Or, in other words, referrals! Once you get your private lender base established, ask them who they know that would also like to make a good solid rate of return backed by real estate.</p>
<h2>Would my local real estate investing association (REIA) be a good place to find private money?</h2>
<p>Yes, it would!</p>
<p>REIA meetings are filled with people who have heard real estate investing is lucrative, want to make money doing it, but do not have the time, energy, motivation, or know how to do it themselves. That&#8217;s where your private lending program comes in &#8230;</p>
<p>You offer a hands off real estate investment with a good return. Your private lender gets to &#8220;invest&#8221; in real estate without having to deal with the hassles that come with owning property like repairs, managing contractors, dealing with tenants, and other general property management duties. All they have to do is stroke you a check.</p>
<p>People who attend REIA meetings are already sold on real estate investing, all you have to do is sell them on lending against one of your deals.</p>
<h2>How do you convince someone to lend you private money?</h2>
<p>You don&#8217;t!</p>
<p>That is coming from the wrong mindset. You&#8217;re not out to &#8220;convince&#8221; anyone to lend money to you. Your goal is to educate people about your investment opportunities. If someone is interested, great. If someone is not, next.</p>

<p style="text-align: left;">Soooo, any individual that you know and every individual that you meet from now to eternity are potential private money lenders. Rather than investing traditionally, they invest through your private lending program.</p>

<p style="text-align: left;">Tons of people have suffered massive losses in the stock market and are sick and tired of their meager returns in CDs, mutual funds, and bonds. There is a tremendous need for a good place to put investment capital these days.</p>

<p>= &gt; I don&#8217;t want to ask people I know for private money . . . where should I start?</p>
<p>= &gt; The people that I know with money aren&#8217;t interested in lending right now . . .</p>
<p>= &gt; How can I get private money without experience as an investor and a proven track record?</p>
<p>= &gt; Everyone I talk to is holding on to their cash right now. Are there really people out there lending private money in today&#8217;s market?</p>
<p>. . . and the list goes on and on. If you look closely at these comments, all they really are is excuses.</p>
<p><span id="more-820"></span></p>
<p>More often than not, most people just want something for nothing. They want the easy way out. They want to reap the harvest and have private lenders beating down their door but aren&#8217;t willing to till the soil, plant the seeds, and nourish them into full bloom . . . which is what it takes to get <a title="Click Here to Get FREE Private Money Video Training" href="http://www.mustknowinvesting.com/freepmvideos"><strong>private money lenders for real estate</strong></a> deals!</p>
<p>The farmer doesn&#8217;t demand a crop from his field whenever he feels like it. He doesn&#8217;t plant his seeds in the fall. Neither does he plant his seeds in the spring and go on vacation for the rest of the year.</p>
<p>A farmer knows that to have a bountiful harvest, he must till the soil, plant seeds, and tend to his crop. He knows there is a specific order that must be followed and that even when he &#8220;does everything right,&#8221; he is still not guaranteed a harvest. He must work hard, work smart, be flexible, and learn from everything he experiences day by day.</p>
<p><strong>4 Step Process to Harvest All the Private Money You Need for Your Deals</strong></p>
<p><strong>Step 1 &#8211; Till the Soil</strong></p>
<p>There are two things that every person that you know and every person you come in contact with should know . . . you are a real estate investor and you have investment opportunities available.</p>
<p>But that&#8217;s it at this stage in the process. You&#8217;re not explaining the details of your investment program, how the investment is secured, what rate you are paying, how it&#8217;s all structured, etc.</p>
<p>Your job when &#8220;tilling the soil&#8221; is to simply pique interest with anyone and everyone. And you do this by using what we call the &#8220;Half Minute Private Money Hook&#8221; (aka elevator pitch).</p>
<p>Basically, you want to tell your prospect what you do so that a second grader could understand, target pain points (like losing money in the stock market or meager returns from CDs, bonds, mutual funds), give them your biggest benefit, and get a &#8220;yes&#8221;. <p>Using this technique, when you come across a good prospect for private lending, they&#8217;ll start asking you detail questions about your program. That&#8217;s when you know you&#8217;ve done your job &#8220;tilling the soil&#8221;. Now that interest has been piqued and your prospect wants to know more, go for the formal appointment.</p>
<p>Here&#8217;s another quick tip for ya &#8230;</p>
<p>Do not disqualify anyone as a potential private money lender. That&#8217;s one of the most costly mistakes you can make when getting started. You don&#8217;t care if someone has the wherewithal to invest or if they&#8217;re currently interested in becoming a private lender.</p>
<p>Alrighty then &#8230; on to &#8230;</p>
<p><strong>Step 2 &#8211; Plant Seeds</strong></p>
<p>When you have a formal sit down appointment with a private money prospect and they leave the appointment with a FULL understanding for exactly how your program works and where they fit in the process, you have successful planted a seed. Nice work!</p>
<p>You want to continuously set appointments for practice, you want them for feedback, and want one more person out in the world to know the ins and outs of your program. If someone you meet with never invests with you in a million years, that&#8217;s fine! Who knows who they&#8217;ll tell about your investment program. When the topic of real estate investing comes up, chances are, they&#8217;ll want to contribute to the conversation. That&#8217;s when the word about your investment opportunities starts to spread.</p>

<p>From here, you want to . . .</p>
<p><strong>Step 3 &#8211; Nourish Your Field</strong></p>
<p>You&#8217;ve probably heard before that . . . The Fortune is in the Follow Up!</p>
<p>Well, that&#8217;s the whole truth and nothin&#8217; but the truth when getting private money. You want to create a list of people that you&#8217;ve planted a seed with (meaning you&#8217;ve formally presented to them and they understand your investment program), so that every time you have a deal that needs funding, you can just go down the list calling every private lender prospect that could be a match.</p>
<p>And you follow up with these prospects until they &#8220;buy or die.&#8221; Until they tell you to get lost and quit calling them or until they write you a check to fund a deal. The more contacts that you have with each individual, the more you build trust, credibility, and your chances that they&#8217;ll become a private lender.</p>
<p>You&#8217;re nourishing your field by following up continually and setting yourself up for a copious harvest!</p>
<p><strong>Step 4 &#8211; Harvest the Crop</strong></p>
<p>You make the call saying, &#8220;Hey Bill, thought of you when another great investment opportunity came up and . . . not sure if it would be right for you but thought I would at least call and tell you about it . . . you see, we&#8217;ve got a great opportunity for the right person. It&#8217;s not going to last long though because I&#8217;m going to have a private lender committed to funding it by Friday. Is this something you might be interested in?&#8221;</p>
<p>And low and behold, the private lender prospect says, &#8220;YES.&#8221; You&#8217;ve successfully tilled the soil, planted the seed, and nourished your field until harvest.</p>
<p>Now, get back out there and start all over again . . . you&#8217;re on your way to having private lender beating down your door! Keep up the good work!</p>
