<p>Questions About How You Can Help Them – &#8220;I&#8217;m newer to real estate investing but am hitting the ground running. Is there any way that I could help you? What would be the best kind of referral I could send your way? What do you look for in a good investment?&#8221;</p>
<p>Closing – &#8220;It was great to meet you &lt; insert their name &gt;. Here’s my card. When I come across a situation like &lt; insert how you can help them &gt;, I’ll let you know. Let’s stay in touch . . .</p>
<h2>&#8220;How to Become a CIA&#8221; Action List</h2>
<p><strong>1) </strong>Join your local REIA and become an active member. The potential benefits to this are too many to list.</p>
<p><strong>2)</strong> Map out your action plan for assembling your REI Power Team. Write down the specific steps that you are going to take. Be as clear and detailed as possible.</p>

<p>This week, master negotiator, Dusty Keefe, is gonna teach you how to negotiate your way to wealth.</p>
<p>Ever since getting started investing years ago &#8230; back in 2002 &#8230; Dusty has been a full time negotiator for our buy, sell, hold business. He had some sales experience prior, had studied books on negotiating and sales strategies, and naturally filled that position for our company.</p>
<p>Today, having negotiated with hundreds of buyers, sellers, tenants, contractors, and other investors &#8230; Dusty has become quite the master at his craft.</p>
<p>And, if you&#8217;ve ever met Dusty in person, you know this &#8230; the man never stops negotiating.</p>
<p>Dusty and I were going through a drive thru recently and before we got up to the window, he told me to get a free french fry. He didn&#8217;t say &#8220;Order another fry&#8221;, he said &#8220;Get a free fry&#8221;. I started to feel a little uncomfortable because I didn&#8217;t feel like asking &#8230; but, realized quickly that I was exhibiting weak behavior.  Sooooo, when we got up to the window, I asked for a free fry in a certain way that I thought would be compelling for the employee to give it to me &#8230;</p>
<p>&#8230; and you know what &#8230; I got a free fry.</p>
<p>This is a very simple example, but it shows how Dusty thinks &#8230; how the mind of a master negotiator functions.</p>

<p>Meaning you do not have to have your own cash to invest in real estate. You can negotiate seller financing. You can use OPM (other people&#8217;s money).</p>
<p>There are plenty of strategies that can be employed so you don&#8217;t use a penny of your own money (this series is gonna teach you all about &#8216;em).</p>
<p><strong>&gt;&gt; </strong>You Can Invest <span style="text-decoration: underline;"><strong>WITHOUT </strong></span>cash or <span style="text-decoration: underline;"><strong>CREDIT</strong></span>.</p>
<p>Meaning . . . good credit . . . bad credit . . . whatever, it doesn&#8217;t matter . . .</p>
<p>Never once have I been asked for a copy of my credit report from a private money lender. Never once has a seller who owner financed a property to me asked for a copy of my credit report.</p>
<p>CIAs don&#8217;t play by the &#8220;traditional real estate rules&#8221; . . . we use creative strategies that leverage other people&#8217;s cash or credit.</p>
<h2>Patrick, What&#8217;s a CIA?</h2>
<p>A CIA is a Creative Investing Architect.</p>
<p><strong>Creative because . . .</strong></p>
<p>. . . the techniques and strategies utilized are not used or even known about by the masses. A traditional real estate transaction uses Realtors and lending institutions. A CIA uses an array of non traditional strategies such as private money, buying property subject to, owner financing, discounting notes, wholesaling, assignments, partnering, etc.</p>
<p><strong>Investing because . . .</strong></p>
<p>. . . well, that&#8217;s what we&#8217;re doing when we buy, lease, flip, wholesale real estate (this one is pretty self explanatory).</p>
<p><strong>Architect because . . .</strong></p>
<p>. . .  as a CIA, we&#8217;re designing deals just like an architect designs buildings. You see, when you meet with a seller for instance, it&#8217;s your job to design a deal that suits their needs and goals, but also that makes sense for you, the creative real estate investor. Architects use pencil and pad, CADD and modeling programs to design buildings. CIAs use the creative techniques mentioned above to design deals.</p>
<p>But, there&#8217;s more to it than that . . . to truly understand what being a CIA is all about, I need you to do a few things for me . . . (well, really you&#8217;ll only be doing these for yourself) . . .</p>
<h2>&#8220;How to Become a CIA&#8221; Action List</h2>
