And leads started pouring in. Before we knew it, we had closed on our first deal from posting on Craigslist.

Now, let me remind you. Craigslist is a classified ad website where you can post ads just like you would in the newspaper. But unlike newspapers, Craigslist is absolutely FREE! So, we used a free online service and closed on a deal within 3 months that would make us over $30,000! All we had to do was take the time (all of about 2 minutes) every few days to post the ad again.

Depending on where you live in the country, there may already be a bunch of real estate investors using Craigslist to find motivated sellers, sell properties, and find tenants for their properties. We’ve definitely done all of the above. We even found our last employee through Craigslist, and she’s been the best we’ve ever had! Thank you Craigslist!!

Even if there are investors actively marketing in your area or areas that you invest, most are still using text based ads like the example above. Active Craigslist users often time just look right past ads that do not have images. When searching through the ads, you will see “img” to the right of the post title if a post has a picture.
