Over the weekend, I had an article published on Problogger … whoohoo! This comes as quite an honor being that Problogger/Darren Rowse has been my blogging mentor since starting MustKnowInvesting.com.

Sooo, if you’re a fan of my little creative real estate investing blog here, many thanks goes to Darren Rowse.

It’s interesting how it worked out …

I set a goal about a month ago to get a guest article published on Problogger … and this past weekend, my article, “The Holy Grail to Writing Great Content – Rhetoric” was published.

There’s a good lesson that came from the process … a lesson on the attitude and mindset of success … check it out …

After writing down the goal to get an article published on Problogger, the first thing that I did was scour the website for submission guidelines. But, to no avail. There were none.

Soooo I sent him the message below through his contact form:

Real_Estate_Investing_Power_Team_REIWelcome … to Part 6 of the “How to Become a CIA” creative real estate investing series … How to Assemble Your Real Estate Investing Power Team …

(if you’re new to the series, you may want to start with the introduction)

I’m here to tell you … Investing is a Team Sport!

I couldn’t tell you even one successful real estate investor I know that doesn’t have a strong team … the kind of team that has your best interest at heart, the kind of team who’s there when you need ‘em, the kind of team who fills in your weaknesses and leverages your time and resources so that you can ONLY do what you enjoy and are good at …

Do you know how to value properties?

… if not, that’s where your team comes in …

Do you know how to contract a property?

… if not, that’s where your team comes in …

Do you know how to inspect a property and estimate the repairs needed?

… if not, that’s where your team comes in …

Do you know how to research the title of a property?

… if not, that’s where your team comes in …

Well, hopefully, you get the point … because I could go on and on …

How to Turn Wannabe Real Estate Investors Into Private Money Lenders

Monday, October 12th, 2009

real_estate_investing_private_moneyHave you been to your local REIA (real estate investment association) meeting before? If so, how many of those people do you think are actually investing?

I’ve found that typically, the room is split 70/30 …

70 percent (and sometimes even as high as 80% or more ) are wannabe real estate investors … they’ve never done a deal and probably never will … and ONLY …

30 percent are active investors …

What is it that you, an active or soon to be active real estate investor, could offer to these wannabe investors?

If you said, “An easy hands-off real estate investing opportunity … an opportunity where you don’t have to deal with contractors, the headaches of property management, leaky roofs, clogged toilets, the hassles that can come with home ownership … and all you have to do is stroke a check …”

… then you understand what I’m talking about!!

You see … wannabe real estate investors are perfect prospects for private money. They’re already sold on real estate investing, they’re already seeking a way to make money in real estate … all you have to do is show them how they can become a real estate investor by simply lending you money.

Here’s a question we recently got from one of our Private Money Blueprint students on the subject …

Real Estate Investing Deal StructuringWelcome … to Part 5 of the “How to Become a CIA” creative real estate investing series … Deal Structuring 101 …

(if you’re new to the series, you may want to start with the introduction)

So you’re hot on the trail of a motivated seller, a seller who NEEDS to quick solution to their problem property … now what?

Well, this week, you’ll learn about the fine art of deal structuring … and this is where CIAs (Creative Investing Architects) … shine.

The way you structure a deal affects everything … the risk involved in the transaction, the profitability of the deal, the cash you need  to close … everything!

How to Structure Great Real Estate Deals … the CIA Way

I cover two primary lessons in the video below …

1) Why It’s All About the Numbers

There are 4 numbers that you “Must Know” to evaluate any deal AND a deadly trap that you MUST avoid.

2) Most Underutilized Blatantly Ignored Killer Strategy for Structuring Great Deals

It’s right under your nose too … implementing this simple strategy makes deals 1000 times easier to close, minimizes your risk, and maximizes your return.

What else could you ask for?

From Spinning His Wheels to Closing Big Deals: How Private Money Made it All Happen

Tuesday, October 6th, 2009

Just a few months ago, Tim Ryan was … in his own words … “spinning his wheels” trying to qualify to buy a single family house. He thought that was all he could afford.

Tim heard about a contest that Trevor Mauch and I were having when we launched our Private Money Blueprint system and submitted his entry. Tim was one of the lucky students picked (he had ZERO private money getting experience) and won a copy of our complete Private Money Blueprint system (w/ tools, scripts, action plans, templates, marketing, forms, etc.).

Check out the email below that Tim just sent us updating Trevor and I on his progress.  This is exactly why I love teaching!

Private Money Testimonial Tim Ryan

Now, if that isn’t motivating … I don’t know what is!
