I was at a property the other day with Wil Christenson, a local creative real estate investor in the Charleston SC area, and happended to have the video camera with me. Got tenant problems? If so, Marco Santarelli from Norada Real Estate has some tips on being a successful landlord . . .

The ultimate goal of investing in rental property is to turn a profit. To ensure that you achieve that goal it is essential that you follow several critical guidelines.

First, always make sure that you check tenant references. This can be a burdensome step and many landlords overlook it because they feel as though they have good instinct when they meet with the tenant. But, not checking references can lead to a number of problems later on. You will uncover a wealth of information about potential problems before you rent to a prospective tenant.

How to Get Private Money for Your Real Estate Deals

Private Money Real Estate Investment FinancingI get more questions about financing deals in today’s market than anything else. And specifically about getting private money . . .

Here are a some of the private money questions that I’ve received lately:

“Can you show me some of the paperwork from a sample loan?”

“If you have collateralized a property with an investor and you sell it, do you have to pay off the investor at that point? Can you hold the funds for a certain time period to try to get more property to assign as collateral?”

“Can you suggest where to find some legit private money lenders? The ones I’ve contacted wanted $250.00 non refundable just to present the project with no guarantee of getting the funds . . .”

“What do you advise are the best avenues to solicit private money?”

“Can I use your information to apply to investors that I need to invest in apartment buildings with me?”

Real Estate Investing BargainsIn today’s post, Julie Broad of RevNYou is going to discuss how to find the hidden deals that you may otherwise be overlooking . . .

The next time you’re looking up at the clouds in the sky ask someone around you what shapes they think they see. I’m pretty sure they will see something different from what you see. But, once they explain why they think the clouds have formed a shape like a little bunny rabbit or a cup of steaming hot coffee, I bet you will be able to see it too.

“The eye sees only what the mind is prepared to comprehend”, said Henri Bergson, a French philosopher. The same can be said for finding hidden bargains in real estate. While many would-be real estate investors spend a lot of time chasing foreclosures or wholesale deals, the easiest deals may be passing them by because they aren’t watching for the hidden deals – the hidden deals that become so obvious when your mind is prepared to see them.

I’m not saying you can’t find great foreclosure deals or good wholesale deals. One of our best purchases was a foreclosure – but we didn’t set out to find a foreclosure – we were just looking for a good deal.

The Great Depression . . . I Mean Opportunity Ahead

The Great Depression Ahead by Harry S DentAs most of you know, I’m an avid reader. You can probably tell by my recommended reading page. I’ve read hundreds of books over the past few years and have distilled them into what I believe is a “must read” book list for the serious student.

Well, you may not have noticed the newest addition to the list, The Great Depression Ahead, by Harry Dent. I do not highly recommend many books, but I’ve been telling everyone I know to check this one out. I have felt compelled to get the word out because I believe this book came into my life for a reason.

And if you know me, it’s obvious that I’m not a doom and gloom thinker.

But that’s not how this book has to be looked upon. Every intelligent investor knows that the greatest opportunities come in down markets . . . during crashes. Well, Harry Dent has put together a pretty compelling argument that says we’re about to experience the greatest depression in our country since the 1930’s.

AKA . . . the greatest opportunity during our life times to explode our wealth! If and only if, we’re ready for it.
